So they countered us...and the pretty much barely budged. they came down $3k in cost with half the seller's assist we asked for...without the full assist we just can't afford to close, that's kind of not negotiable. Also they're dead set on taking the sewing machine, despite leaving it in the basement where it was rusting it's got "sentimental attachment"
....So now I'm looking at other houses while we debate if it's worth it to try and counter them. I think the house is over-priced and it's been on the market for over 6 months...

Sounds like a pretty decisive answer to me. There are a lot more properties out there, and you can afford to wait. Work with your agent, especially if he or she really is wanting to find what YOU need.

Wow, 6 months and they're not going any lower? Had they just dropped the price before you submitted your offer? And does your agent think it's priced appropriately?

Also, I don't know what the market is like in your area, but if it's not terribly over market value, it may be sitting for 6 months because there's something wrong with it... I know around here, most appropriately priced houses go within about 1 week or so.

OK so just in my own experience, you may be dealing with a stubborn seller. I also agree with the thought that there may be something wrong with it. When we offered on the first house, the seller wanted $10k more than we were willing to pay. She said no (and her agent was pretty rude about it) and the house sat for another year before she sold to someone else for what we had offered. Meanwhile we had bought another house for less and had already moved in. I think you should look at this as a sign that maybe a better house is out there for you.

Has your agent signed you up for MLS listings? We found those to be the most help when we were looking because you got to see houses with your specs as soon as they went on the market.

Seconded. It sucks when someone is unrealistic about the selling price, and you lose out on a house you want.

But meanwhile, you find something better, bigger, cheaper, and they still haven't sold it.
